RENTAL CONDITIONS
1. The signing of the lease is subject to satisfactory
verification of the credit report, criminal record, rental
references, and employment. This pre-rental screening and
the resulting decision must occur within 7 days following
the acceptance of a rental offer.
2. Proof of the TENANT's liability insurance covering 2
million dollars is required prior to signing.
Restrictions/prohibitions during the lease term:
- Smoking tobacco and/or cannabis in the apartment
- Subletting the apartment on Airbnb or any other platform
- Conducting any commercial activity in the apartment
- Making any modifications (aesthetic or structural) to the
apartment without prior written approval from the LANDLORD
- No pets allowed
- Cryptocurrency mining is prohibited without prior
agreement with the property owner to cover the additional
electricity costs
- Respect at all times, and throughout the duration of the
lease, of the building rules, a copy of which will be given
to the TENANT upon signing the lease.
In accordance with the laws in force, the TENANT firmly
commits for the entire duration of this lease and remains
personally responsible for the full payment of rent as well
as for fulfilling all of their obligations until the agreed
term.
The TENANT acknowledges that the dwelling is the LANDLORD's
principal residence. The LANDLORD is renting the dwelling
for the specified duration of their trip and will retake
possession of the premises to reside there themselves at
the end of the term, which is February 8, 2027.
Consequently, the TENANT agrees to vacate the premises on
this date and acknowledges that notice of repossession is
hereby given, in accordance with the provisions of the
Civil Code regarding the repossession of a dwelling. THE
TENANT commits to returning all keys to the LANDLORD (or to
their authorized representative) no later than February 8,
2027, at 12:00 PM, after carrying out the move-out
inspection and the final inventory.
A condition report and a detailed inventory will be signed
upon entry and exit.
The TENANT is responsible for any damage or loss
(replacement value as new), except for normal wear and
tear. The dwelling, as well as its equipment and
accessories, must be returned in a state of cleanliness
identical to that at the time of taking possession.
In the event of damage to the dwelling or its contents, or
in case of loss of items listed in the inventory, the
TENANT undertakes to reimburse the LANDLORD for the cost of
replacement as new or repair of the damaged items. Failing
to return the premises in their original state may result
in a financial penalty to cover the restoration costs.
